For most buyers, purchasing a home is a huge financial investment. Before purchasing, it is wise to better understand the condition of the home by having an inspection. The home inspection can be an important tool in home buying, by helping the client understand what kind of maintenance, repair, or safety concerns are present. A quality inspection can save home buyers the grief of moving-in only to discover major problems requiring costly repair.


What to expect.

In reality no house is perfect. All homes need regular maintenance. A lot of anxiety can come from not knowing what to expect. The inspection is a non-invasive exam of the home following Texas Real Estate Commission standards of practice guidelines. Often, much of the inspection report will pertain to common maintenance related issues. During the inspection the inspector will look for major defects, minor defects that may lead to major defects, maintenance issues and safety hazards.

You can expect an inspection to take around 3-4 hours depending on the size of the residence and number of components being inspected. The inspection will detect any deficiencies in the home systems, evaluate the situation, and direct the client on how any issues should be addressed. Direction will range from the recommendation to monitor, repair and improve, or correction/evaluation by a qualified contractor/specialist. In addition to defects, positive findings are also photographed and explained.

Although there may be a lot of information to ingest, the report will be presented in a clear and easy to read format, including pictures that are marked to display the issue at hand. The inspector will be able to explain the findings and answer any questions the client may have pertaining to the report.
